First home, first chatGuidance for first home buyers
Buying your first home is exciting, confusing and a little bit scary, sometimes all in the same afternoon. That's where we come in.
We work with first home buyers across Sydney, explaining every step in plain English: borrowing power, contracts, inspections, auctions and what your options actually are. You'll always know what's happening, what it means and what comes next. No pressure, no silly questions, just an expert in your corner from the first look to keys in hand.
How it works for first home buyers
Five stages, with Bek in your corner the whole way.
Strategy. We start with your budget, your pre-approval and what you actually need, not what the listing says you need. No broker yet? We’ll introduce you to a couple we trust.
Search. Everything on the market, plus early or private access to the right homes, sometimes before they reach realestate.com.au.
Shortlist. We cut the list down to the places worth your Saturday. No more racing between twelve opens.
Due diligence. Contracts, strata reports, building and pest. We read the fine print, because that's where the expensive surprises live. We once found a $2 million loan in a sinking fund that the listing never mentioned.
Negotiation. Private sale or auction, we do the talking. Sometimes the best move is getting the open home cancelled before the crowd turns up.
And we don't disappear at exchange. We’re with you right through settlement and keys. New to all this? Start with our first home buyer guide.
Been there, bought thatYour first home, minus the panic
Buying a home should feel exciting, not overwhelming. Bek is a local mum of two who’s been the nervous first home buyer herself, so we know how big this step feels.
No two first homes are the same, so we start with yours. We’ll take the time to listen, answer questions and help you feel comfortable with the decisions you’re making along the way.
We help buyers with:
Understanding the local property market
Comparing properties & recognising value
Talking through options before making decisions
Keeping the experience clear & manageable

Quite a bit, depending on your situation. Stamp duty concessions or exemptions, the First Home Buyer Assistance Scheme, and a few others that change more often than they should. What you qualify for depends on the price, whether the home is new or established, and your own circumstances. We’ll walk you through what applies to you, and your broker confirms the numbers.
-
Sometimes less than you think. It depends on the lender and whether you’re paying lenders mortgage insurance. Some of our clients buy with a smaller deposit, others wait and save to keep the repayments down. Don’t forget stamp duty, inspections and legal fees on top. A good broker will tell you straight, and we can introduce you to a couple we trust.
-
The contract (properly, not a skim), building and pest, the strata report if it’s a unit, finance approval in writing, and what similar homes actually sold for. That’s the part we do for you. It’s where the expensive surprises hide, and it’s the part most first home buyers skip because nobody told them.
-
Most first home buyers could do it themselves. The real question is whether you want to learn negotiation on the biggest purchase of your life. A good negotiation on a $1m property can easily save 2 to 5 percent, that's $20,000 to $50,000. And you get your weekends back.

Most of our clients are in a property within 6 to 12 weeks. It depends on your brief and the market, but we’ll never rush you into the wrong place just to hit a timeline.
