What does a buyer's agent actually do?

A buyer's agent finds, checks and negotiates a property on your behalf, and works only for you. The agent at the open home works for the seller. We sit on the opposite side of the table.

The one-minute version

Most people have never hired a buyer's agent, so here it is without the waffle. You tell us what you need and what you can spend. We search everything on the market, plus the homes we hear about early. We inspect, we cut the list down to the ones worth your Saturday, we read the contract and the strata report, we organise the building and pest, and then we negotiate the price or bid for you at auction. We stay with you through exchange, settlement and keys. One fee. No commissions from anyone else.

What a buyer's agent is not

We don't sell property. We don't take a cut from selling agents or developers. We don't give financial or legal advice (your broker, accountant and conveyancer do that, and we work alongside them). And we won't talk you into something to close a file. If it doesn't stack up, you'll hear it from us first.

The five stages, in order

  1. Strategy. A relaxed chat about your move, then a proper plan: locations, must-haves, budget and next steps.
  2. Search. Everything listed, plus early or private access to the right homes where we can get it.
  3. Shortlist. Up to ten homes checked properly, the best three in front of you. Not a pile of links.
  4. Due diligence. Contract, strata, building and pest, comparable sales. Where the expensive surprises hide.
  5. Negotiation. Private sale or auction, we do the talking. Then exchange, settlement and keys.

Who it suits

First home buyers who want someone to explain every step. Families who'd rather be at Saturday sport than at five opens. People relocating to Sydney who can't drive the streets themselves. Downsizers who want it done at their pace. Investors who want the numbers checked before the deposit goes down.

Most of our clients could do it themselves. They just don't want to lose six months of weekends learning how.

Where we work

Based in Parramatta, we buy right across Sydney. Our home patch is Parramatta, Ryde and The Hills, where Bek grew up, went to school and is raising her family. Wherever you're buying, we'll tell you straight how well we know the area. See the areas we cover.

What it costs

$18,000 for the full service, half on engagement and half on unconditional exchange. The full breakdown is on the fees page.

Good questions

Do buyer's agents help first home buyers?

Yes, and it's a big part of what we do. First home buyers get the same five stages as everyone else, with more explaining along the way. Grants, stamp duty concessions, what the contract actually says, what to check before an offer. No silly questions. Here's how we work with first home buyers.

Can a buyer's agent negotiate the price?

That's the part the fee earns itself on. We negotiate on price and on terms: settlement date, conditions, deposit. One Parramatta buyer paid $175,000 under the asking price. Sometimes the best move is getting the open home cancelled before the crowd turns up.

Is a buyer's agent the same as a real estate agent?

Same licence, opposite job. A real estate agent is engaged by the seller to get the highest price. A buyer's agent is engaged by you to buy well. Bek holds a NSW Class 1 licence (20521147) and only ever acts for buyers.

Do you only work in Western Sydney?

No. Our home patch is Parramatta, Ryde and The Hills, and we buy across Sydney. If it's somewhere we don't know well, we'll say so.

Will a buyer's agent get me off-market properties?

Sometimes. A buyer's agent isn't a secret vault of hidden listings. The real advantage is early or private access to the right homes, because agents call us when they know we've got a ready buyer.

How long does it take?

Most of our clients are in a property within 6 to 12 weeks. It depends on your brief and the market, and we'll never rush you into the wrong place to hit a timeline.
